Hardwood floors are a lifetime investment and will add to the value and beauty of your home as well as increase the salability of your home so proper maintenance is important.
Routine maintenance should include protecting the surface from moisture and heavy wear which creates scratches.
Periodically clean the floor with a professional wood floor cleaning product recommended by a hardwood floor installer or professional.
Spills and Spots - Spills or spots can typically be wiped up with a damp cloth.
Vacuum or Sweep - You should removed any material that could scratch, gouge or damage a wood floor at least once a week by vacuming or sweeping.
Monthly - You can clean with an approved wood floor cleaner or wash with warm water and a mild detergent, both are as effective,
DO NOT USE OIL OR WAX BASED CLEANERS.
Protect - Rugs will protect high traffic areas from ware and tear. Window covers will help protect wood floors from fading. Put protective pads on furniture legs so they don't scratch the floor.
Moving - If you need to move heavy furniture or appliance place a something strong plywood under the piece being moved to distribute the weight to reduce denting or scratching. For light pieces use a clean blanket or a piece of carpet face down under the piece to be moved.
Be Aware - High heel shoes that have lost their protective cap, small stones can scratch and gouge a floor's surface.
Moisture and Standing Water - Moisture or standing water can be very damaging to wood flooring. Moisture can obiviously come from standing water or mud but also from too much moisture in the air can create problems too. So you should not leave the climate in your home uncontrolled for extended time periods. water can do damage
Fading - Hardwood floors fade, darken or change with time, this will happen even if you protect the floor from direct sunlight but not protecting the floor from direct sunlight will only speed up and make the fading worse over time. The ways you can prevent minimize fading is use of rugs, window coverings and be aware that areas covered by furniture will also cause uneven aging.
